More broadly, it situates Airbnb within the sharing economy: a digitally mediated system based on peer-to-peer exchange, where providers offer goods or services and users access them without traditional ownership or long-term service arrangements.
Focusing on Rio de Janeiro, the research investigates whether Airbnb listings are unevenly distributed across the city and whether their geography is associated with urban tourism, spatial organisation and property values. Airbnb listings from 2020 to 2023 are aggregated into 500 × 500 m grid cells and analysed alongside amenities such as beaches, leisure areas and proximity to nature. The results suggest that areas with higher property prices and more Airbnb listings also tend to concentrate more amenities. Linear regressions and geographically weighted regression indicate that these amenities explain around 26–30% of the variation in property prices and Airbnb listings, a relevant result given the citywide scale of analysis, which includes areas with few amenities, low prices and limited platform activity.
